Rebate
The owner of the holding can apply for a rebate for any holding that has been vacant for not less than 3 months.
The conditions for granting a rebate are set out in REGULATIONS 5 & 6 LOCAL AUTHORITY RATING REGULATION 1997.
In Regulation 5 – (3) where the Rebate is considered if the owner meets the following conditions:-
a) The holding is in good condition and safe to live in;
b) Various efforts and methods by the owner to obtain tenants;
c) The rent on the holding is reasonable;
d) The holding has been vacated at the time the rebate claim is made; and
e) The holding is not in the process of renovation and has not been occupied for a period of three consecutive months.
For Regulation 5(3)(b); various efforts and methods to obtain tenants:-
1) Displaying a FOR RENT / FOR RENT board to the public in any part of the holding that is easily visible; OR
2) Advertising the rental through a newspaper stating the lot number of the holding (newspaper cuttings are required as documents); OR
3) Through a real estate agent (proven by a confirmation letter from the appointed agent); OR
4) Various other ways to approach the tenant (must be proven by the required documents).
In Regulation 6 (1)
“If any building is in the process of repair or construction and is not occupied for a period of not less than 3 consecutive months, the owner is eligible to apply for a rebate.
